In a 2024 Home Movers Survey, data shows that downsizing is the primary reason for people wanting to sell. This is followed by upsizing, a change of scenery, moving closer to family and retirement.

Only 3% of people want to move for a job, which may reflect remote and hybrid work options, reducing the need for relocation. We'll typically move the most between our 20s and 30s as we step on the property ladder and potentially upsize to start a family.

How many times will the average Brit move house?


Zoopla research says the average Brit moves house every 23 years. In 1988, a poll put this figure at every 9 years. While it’s a significant length of time, it’s crucial to note that 'lifetime' affects the data.

People in their 20s and 30s move a lot more than older adults. Between 2021-22, younger households were more likely to have been in their homes for less than three years compared to older generations. There are also regional differences to consider, with the Southwest and East spending around 17 years in a property.

The millennial market


As millennials are the largest buying market, it’s worth exploring how to attract them.

Data reveals that 69% of millennials have homeownership plans within the next five to 10 years. If you're a landlord, you'll also want to take note, as millennials are most likely to rent, with 44% in rental accommodation in 2023.

Individuals in this age group lean towards properties near well-rated schools, good transport links and amenities such as coffee shops. If you plan on renovating your bathroom or remodelling your kitchen, you might be better off saving money.

A survey found that 41% of millennials are interested in investing in property that they can increase in value. While we wouldn't suggest ignoring electrical or structural work, a little renovation availability could sweeten your selling chances.

How to capture the buying market

Buyers aren’t interested in harsh ceiling lights—though many don’t realise they're often to blame when a room seems dark. Rooms with singular ceiling lights can feel dark and uninviting. To improve a room’s space and ambience, try multiple light sources. You could include table and floor lamps in your reception room, under-cabinet lighting in your kitchen and bathroom, and wall sconces to light up dark corners.

To emphasise your natural light, strategically place mirrors opposite windows to help distribute light more evenly.

Original features

If you have a property with original features, many buyers will appreciate them. Traditional fireplaces, exposed beams, flooring and tiles can help your property stand out. Consider highlighting them as a focal point in a room. You may want to find a specialist to help restore and preserve them.

Energy efficiency

With fuel prices rising, energy-efficient homes are in high demand. For landlords, the government has proposed that properties must have an EPC rating of ‘C’ or above by 2030.
